Located on Ocean Boulevard and adjacent to Bixby Park, this project is perched on a bluff and provides spectacular views of the Queen Mary Newport Coast, and adjacent beach below.

The 0.9-acre site accommodates a mix of uses including a five star 40-key five -star hotel, 30 extended stay rooms, and 26 condominium flats and townhouses. The massing is arranged around two courtyards, one serving the destination restaurant for outdoor dining and special events such as weddings fronts the adjoining park. The other courtyard with pool and spa opens toward the water with the spa having a glass side providing an iconic element to the public beachgoers below. Other outdoor amenities include a roof top bar, street front urban dining terrace to serve the several hundred yoga enthusiasts using Bluff Park daily, and a beach level terrace with café allowing customers the unique opportunity to dine just off the sand.

The development is designed to have a consistent street edge along Ocean Boulevard and Fifteen Place while more permeable massing with roof decks fronts the park with the building cascading similar to the bluff fronting the waterfront. Corner windows are provided to units fronting Fifteenth Place to leverage water views while the massing steps down on Ocean to enhance views for existing residents located across the street. Bike rentals will be available to guests to enjoy the adjacent bike and pedestrian beach path which exceeds 625,000 users annually.
