The project is designed to reinforce the existing community context through four key measures. The first is a large setback along Santa Monica Boulevard which provides ample space on the sidewalk for pedestrian movement, retail merchandising and sidewalk dining, as well as ample landscaping to help mitigate the scale of the building along the boulevard. Second is the introduction of a three-story portal and plaza which breaks down the scale of the façade, and opens the communal life of the residences to the street. The portal is strategically placed to make a visual connection from the historic Formosa Café to the Hollywood Hills. Third is the introduction of smaller scale massing along Detroit Street and Formosa Avenue, primarily residential streets. The last is the gradual stepping down of the building from Santa Monica Boulevard to buildings on the north side in order properly transition to the adjacent smaller scale multi-family properties.
